Alliance Homes shows councillors three Yatton brownfield schemes totalling 86 affordable homes
North Somerset councillors toured a former factory being demolished for 58 homes, a 20-home site under construction and a completed eight-home scheme, all affordable and built to EPC A.
Alliance Homes has taken two North Somerset councillors round three brownfield sites in Yatton that together will provide 86 affordable homes, the housing association said on 29 October.
Councillors Wendy Griggs and Steve Bridger visited the former Oxford Instruments factory, where 58 homes are planned, the 20-home Box Bush site and a completed eight-home scheme at Marsh Road. Alliance Homes said all three are being built to achieve EPC A ratings.
Helen Napierski, New Homes Manager at Alliance Homes, led the tour. She said: "The planning team has played an important role in helping bring this brownfield site forward as a 100% affordable housing development."
| Scheme | Affordable homes |
|---|---|
| Martin Wood Place (former Oxford Instruments factory) | 58 |
| Box Bush | 20 |
| Marsh Road | 8 |
Martin Wood Place
The first stop was Martin Wood Place, the former Oxford Instruments factory site, where Alliance Homes is working with development partner Woodstock Homes. The group was shown the factory being demolished, with materials recycled where possible, Alliance Homes said.
Councillor Griggs said the factory had stood empty since Oxford Instruments relocated to Severn Beach.
Alliance Homes' project page says the site was acquired with support from Homes England grant funding and that the 58 homes will be a mix of shared ownership and social rent. The association announced the deal on 23 October 2025, when it said a planning application had recently been submitted.
Woodstock Homes said on 24 October 2025 that it had submitted a detailed planning application for 58 homes, each EPC A rated with air source heat pumps, PV solar panels and electric vehicle charging points. The developer said the vacant site has an allocation in the current and emerging local plan.
In its 29 October release, Alliance Homes said construction of the homes would begin in the coming months once demolition is complete. Its project page says construction is anticipated to begin in 2027, subject to planning.
Box Bush
The second stop was Box Bush in Yatton, where Alliance Homes will deliver 20 affordable homes on land previously occupied by farm outbuildings. Strongvox Homes is the development partner.
Councillor Bridger said: "The development will also benefit the wider community through improved pedestrian connections, making it easier for residents to access nearby homes and local facilities."
According to Alliance Homes' project page, the scheme is 100% affordable, split into 14 affordable rent homes and six social rent homes, funded by Homes England grant. Work has started and the association expects the homes to be available in summer 2027.
Marsh Road
The tour ended at Marsh Road, where customers have moved into eight completed affordable homes. The scheme replaced two long-term empty properties and nine garages with six houses, two maisonettes and a parking area, Alliance Homes said.
Construction began in July 2025 with Fisher and Dean as contractor. Alliance Homes said the scheme was delivered with North Somerset Council and funding support from Homes England, and that the homes are let at affordable and social rent levels.
At the July 2025 start on site, Councillor Bridger said he looked forward to returning to welcome the first residents.
Alliance Homes' pipeline
Alliance Homes said its ambition is to deliver 2,000 new affordable homes by 2033. In October 2025 it said nearly 800 had already been completed towards that target.
The association's total stock across the West of England reached 7,000 homes in March 2025. Sarah McQuatt, Service Director for New Homes, said at the time that Alliance Homes builds around 175 new affordable homes each year.
The Box Bush homes are due to be available in summer 2027.
