Related Argent signs eight retail occupiers at Ferry Island and Author King's Cross rental schemes
The developer said four occupiers have signed at each of its Tottenham Hale and King's Cross Build-to-Rent developments, taking more than 19,500 sq ft of ground-floor space, with one unit left at each.

Related Argent has let more than 19,500 sq ft of ground-floor retail space to eight occupiers across two of its London Build-to-Rent developments, Ferry Island in Tottenham Hale and Author King's Cross.
The developer said four occupiers had signed at each scheme, and that one unit remained to be let at each.
Sarah Goldman, Commercial Asset Management Director at Related Argent, said: "As a developer-owner-operator, we take a long-term view of how our places work and curating the right mix of uses on the ground floor is a critical part of that."
The lettings
| Scheme | Occupiers signed | Space let | Units still to let |
|---|---|---|---|
| Ferry Island, Tottenham Hale | Four | More than 10,000 sq ft | One |
| Author King's Cross | Four | 9,500 sq ft | One |
At Ferry Island, family-run organic grocer Harvest N17 will open two units totalling 3,456 sq ft, according to Related Argent. One will sell groceries, including seasonal produce and bakery goods, and the other will be given over to coffee and flowers.
The other Ferry Island occupiers are Hale Table, an all-day dining concept from the founders of the restaurant Clapton Table; Japanese restaurant group The Sushi Co; and Dream Nails, a nail and beauty business with seven salons across London and Essex.
At Author King's Cross, the four occupiers are café Alma, nail and beauty salon Nailology, grocery store Simply Fresh and MePlace, a nursery and activity club for children.
"Across our Build-to-Rent portfolio, we want residents to have the services and amenities they need close to home," Goldman said.
The schemes
Related Argent launched Ferry Island in June 2026 as a 484-home Build-to-Rent scheme. Its announcement at the time said the scheme completed a wider Tottenham Hale masterplan of 1,032 homes and about 16,000 sq ft of new retail.
The company agreed a £243m loan with ICG Real Estate in October 2023 to deliver the scheme. That announcement described it as 1 Ferry Island, a 12-storey tower with 108 homes, and 2 Ferry Island, with 376 homes, designed by Allford Hall Monaghan Morris and built by Midgard.
At that point Related Argent said it expected final completion of Ferry Island in the fourth quarter of 2026.
Author King's Cross welcomed its first residents in October 2023 and was the first Build-to-Rent development to complete in the developer's portfolio, according to Related Argent. Its announcement at the time described three buildings with 182 private rental homes, while its project page gives a figure of 218 homes across three buildings.
The portfolio
Related Argent, which describes itself as a UK property business and urban regeneration specialist, said it now manages more than 1,200 rental homes across three London developments: Author King's Cross, Ferry Island and The Maple at Brent Cross Town.
The Maple launched in July 2025 and comprises three buildings and more than 500 apartments over two phases, the first of which has 249 apartments, according to the company.
Related Argent said it has a further 900 apartments in the pipeline and is on track to deliver 3,000 more rental homes by the end of the decade.
