CCG (Scotland) and Morrison Community Care Group have completed Bower Care Home, a 60-bed home just outside Linlithgow town centre, taking the beds delivered through their partnership to 603, CCG said.

The home has welcomed its first resident, according to CCG. It offers up to 60 private en-suite bed spaces with residential, nursing and dementia care for people aged over 65, and CCG said up to 100 staff are employed there.

The 60 beds have been handed over to an operator, CCG said, and a further 50 beds from the partnership are due to be handed over in 2027.

Paul Sokhi, Managing Director of Morrison Community Care Group, said: "Our sector remains under significant pressure , with demand outstripping supply, while planning delays and increasingly constrained sites compound the challenges of delivery."

The partnership

Mr Sokhi said Bower Care Home is the tenth residence the firms have delivered in Central Scotland in under ten years. He named the design team as Holmes Miller, Design Me, Cowal Design and CRGP Surveyors.

He said Morrison Community Care has 667 bed spaces under construction across Scotland, England and Ireland, with a pipeline running into 2028 that would deliver a further 900 beds.

CCG's partnership page says it has worked for Morrison Community Care since 2017, and that Morrison Community Care (CCG) Holdco Ltd, a joint venture company, was set up in 2021. CCG says each home is delivered on a full design and build basis, with CCG providing construction services and offsite manufacture of timber systems, and that it works with Morrison to source and develop sites in towns and cities with a recognised demand for care services.

The joint venture's first delivery, according to CCG, was Dalgety Bay Care Home in Fife, an £8m project that opened in October 2023. Other completed homes listed by CCG include Almond Valley Care Home in Livingston, Greenways Care Home in Anniesland and Glencorse Care Home in Penicuik.

The sale

Morrison Community Care Group's website records planning consent for the 60-bed Linlithgow home in April 2024 and the completed sale of the development in September 2026.

Companies House records show the development company, Bower Care Propco Limited (SC696797), was incorporated on 26 April 2021 and was previously named Morrison Community Care (Linlithgow) Devco Limited. The change of name certificate was issued on 3 September 2026. Filings record that David Wylie and Lekh Paul Sokhi ceased to be persons with significant control on 27 August 2026, when Priory Cc105 was notified as a person with significant control. CCG's announcement did not name the operator.

The masterplan

The care home forms part of a mixed-use masterplan that also includes private apartments for sale led by CCG Homes, CCG's in-house private housing arm, CCG said.

CCG Homes markets the apartments, The Sidings, from £325,000 and says the scheme is now over 60% sold or reserved, with the show home open. The two-bedroom apartments come in four styles, with interiors of up to 1,033 sq ft, a private terrace or balcony, and heat pump heating as standard, according to CCG Homes.

David Wylie, Managing Director of CCG (Scotland), said the first residents of both the care home and the apartments are moving in this autumn. He said that with Morrison and its design partners "we have successfully completed ten projects, providing much-needed care accommodation in communities where demand is greatest".

Facilities at Bower Care Home include dining rooms with trained chefs, a visitors' café, a cinema, a hair salon, entertainment rooms, private family spaces and a putting green, CCG said. The partnership's next 50 beds are due for handover in 2027.
