Taylor Wimpey has bought an outline-consented site off Brook Street in Soham, Cambridgeshire, from landowner Pigeon and is preparing a Reserved Matters application for 80 homes, including 16 affordable houses.

Pigeon announced on 28 October 2026 that it had completed the sale of the land to the housebuilder. The site, named in the official planning data record as Land To Rear Of 81 - 111 Brook Street, already has outline planning permission and will deliver 80 new homes for East Cambridgeshire District with associated infrastructure, Pigeon said.

Duncan Jenkins, Pigeon's Land Director, said: "In a tricky market, we are pleased to have secured the sale of the land at Soham to Taylor Wimpey".

With the principle of development already settled at outline stage, Taylor Wimpey's task is to fix the detail of the scheme through a Reserved Matters submission to East Cambridgeshire District Council. The development is being managed by Taylor Wimpey East Anglia, the housebuilder's page for the site says.

The scheme

Taylor Wimpey describes the proposal as a development of 80 homes with a mix that includes 16 affordable houses to support local need, alongside four custom and self-build plots.

Pigeon's own description of the consent differs slightly in its wording. When it announced on 19 December 2024 that it had secured planning permission for the Soham scheme, it said the outline permission was for up to 80 new homes, including affordable homes and custom/self-build homes.

Taylor Wimpey said it held an online community consultation running from Monday 16 March to Monday 30 March to gather views to inform its plans. The page does not give the year.

Timing

The housebuilder's page says its application will be submitted to East Cambridgeshire District Council in spring 2026. Pigeon's announcement of the completed sale came on 28 October 2026, so whether the Reserved Matters application has yet gone in to the council is not confirmed by either company's published material.

Planning context

Any application will be judged against the Soham and Barway Neighbourhood Plan. East Cambridgeshire District Council said the plan passed a referendum on 10 October 2024 and was formally made part of the East Cambridgeshire Development Plan on 17 October 2024. The council said the plan will now be used when planning applications are being considered.

The buyer

Taylor Wimpey says it builds and sells over 10,000 homes each year. The company was formed in 2007 but traces its heritage back to 1880, and says it has built more than one million homes.

The Reserved Matters application for the 80 homes is the next step for the Brook Street site.
